Winston-Salem: One of the World’s Cheapest Cities for Expensive Living

I’m really proud of the Winston-Salem area where I call home.  We have cutting edge medical facilities, are on the fore front of bio-technology, been ranked #2 on the list of “Top Digital Cities“, been recognized as having a very low cost of living, and have a great arts community.

Got MCC? First Time Home Buyer Tax Credits Still Available in NC

Thousands of First Time Homebuyers took advantage of the Homebuyer Tax Credit in 2010.  Most first time homebuyers now believe all of the available tax credits have expired, but if you live in North Carolina (and others, but not all states) there are still tax credit funds available.  This program is the Mortgage Credit Certificate (MCC) and is  available through the North Carolina Housing Finance Agency. This tax credit program is a hidden secret among most lenders.

Gimme Them Sweet Potaters!

One of my favorite dishes at Thanksgiving is sweet potato casserole.  I could eat it for breakfast, lunch and dinner, and I’m sure a lot of you feel the same way!  A recent New York Times article shows that North Carolina is helping fill all of those casserole dishes.  U.S. Farmers expect to bring in a record harvest this year of 2 billion pounds…thats BILLION with a “B”.  Dog gone it that’s a lot of sweet taters!  And North Carolina expects to harvest almost half of that…ONE BILLION POUNDS right here in North Carolina.  That’s pretty sweet!  (sorry for the pun :-)

Is Now The Right Time To Sell My Home?

Unless you’ve had your head in the sand for the last year, you realize that the real estate market has been down.  Our area has not been hit like other areas of the country, but it has been affected none the less.  Should I Sell My HomeThe first time home buyer’s tax credit has increased the number of homes being sold in the lower price ranges, but now with the expansion of that credit to include all other buyers (up to $800k) who had owned their previous home for at least 5 years, it should improve the overall market.

The home buyer’s tax credit extension & expansion make this a great time to sell your home, but you’re still unsure.  We offer a Real Estate Timing Analysis to see if it’s right for you.  This analysis is a bird’s eye view of the current market given the various time frames that it takes you to get your home on the market, get it sold at the best price, get your money, and move on to your new home. If you feel this may be of value to you, please give me a call and let’s get together.  I work with buyers, sellers, and investors in the greater Winston Salem area including Clemmons, Lewisville, Pfafftown, Kernersville, Advance, and Yadkinville. Homeowners Confidence Increasing about the Future of the Real Estate Market

A recent survey by Zillow.com shows that home owners are becoming more confident in the real estate market.  Zillow performs a market analysis four times a year to see if home owners are optimistic or not in their home values for the next six months.  The survey results show the South to be the most confident and least affected by the recession.

The recent survey shows:

  • 22% believe their home has increased in value (27% in the South).
  • 19% believe their home has remained the same in value (21% in the South).
  • 60% believe their home has decreased in value (52% in the South).

Across the country, 83% of home values have dropped in the last year according to Zillow’s Second Quarter Real Estate Market Reports.  Home values were down almost 10% from one year ago.

Homeowners’ Future Outlook for the Next 6 Months:

  • 34% believe their home’s value will increase.
  • 47% believe their home’s value will remain the same.
  • 19% believe their home’s value will decrease.

The Winston Salem Piedmont Triad area real estate market has been fortunate not to experience a “bubble” where home values increased beyond actual value, and where home values have not decreased greatly like in major cities in states like Florida, California, Arizona and others.  Many people are still moving to North Carolina and many of them are considering the Triad area due to reports like Business Weeks  Top Places to Begin a New Career.
