Winston-Salem: One of the World’s Cheapest Cities for Expensive Living

I’m really proud of the Winston-Salem area where I call home.  We have cutting edge medical facilities, are on the fore front of bio-technology, been ranked #2 on the list of “Top Digital Cities“, been recognized as having a very low cost of living, and have a great arts community.

Things To Do in Winston Salem – Winston Salem Dash BB&T Ballpark

Winston-Salem is a fun town with plenty to do. Downtown is in the middle of revitalization, and has really brought the city back to life. Since I’m a big baseball fan, one of my favorite things to do downtown is watch the Winston Salem Dash at the BB&T Ballpark. The Dash are a Minor League “High A” affiliate of the Chicago White Sox and play in the Carolina League.

2010 was the inaugural season for the Dash & ballpark. Previous to being the Dash, the team was known as the Winston-Salem Warthogs.  You can read more about the history of the team here.

There was a lot of controversy (due to funding) before the new baseball stadium opened, but personally I believe it will be great for the city in the long term.  The team had a lot of success in it’s first year making the playoffs, and drawing 312,313 total fans to the new park which led all Advanced-A teams in attendance.  The ballpark was also voted “Best Ballpark” of 2010 by Ballparks.com .

Be sure to leave your comments below on what your most fun things to do are in Winston-Salem.

North Carolina A Top State for Economic Incentive Disclosures

Good Jobs First, a nonpartisan watchdog group based in Washington, D.C., recently announced their list of states with the best grades for economic subsidies to businesses.  Subsidies are used for job creation and with most states seeing budget cuts, seem to be the norm around the country.   Their grades are based on reviews of state economic development transparency.

North Carolina was given a score of 69, which was the third highest score behind Illinois and Wisconsin.  You can read the full report at the link below.

Gimme Them Sweet Potaters!

One of my favorite dishes at Thanksgiving is sweet potato casserole.  I could eat it for breakfast, lunch and dinner, and I’m sure a lot of you feel the same way!  A recent New York Times article shows that North Carolina is helping fill all of those casserole dishes.  U.S. Farmers expect to bring in a record harvest this year of 2 billion pounds…thats BILLION with a “B”.  Dog gone it that’s a lot of sweet taters!  And North Carolina expects to harvest almost half of that…ONE BILLION POUNDS right here in North Carolina.  That’s pretty sweet!  (sorry for the pun :-)

Winston-Salem on Affordable Housing Markets in College Towns List

College bound students may not be so concerned about how much their housing is going to cost, but obviously their parents are.  And with one in college, and one going next year, trust me, I know!  Many parents of college students are weighing the costs of on-campus dorm fees or rent  versus investing in a property for their son or daughter to live in.  Parents of students at Wake Forest, Winston-Salem State, Salem College, or even Forsyth Tech should consider

A recent survey has shown an increase in parent investors in college towns.   The Top Five Most Affordable Markets in College Towns are below followed by each market’s average list price for 4 bedroom, 2 bath homes.

  1. Ball State University, Muncie, Indiana:  $105,115
  2. University of Buffalo, Buffalo, New York:  $117,223
  3. University of Memphis, Memphis, Tennessee:  $135,090
  4. University of South Carolina, Columbia, South Carolina:  $137,707
  5. University of Akron, Akron, Ohio:  $139,711

Winston Salem’s own Wake Forest University rolled in at #31 with the average home listing price of $185,020.  And with Winston-Salem being the city with the lowest cost of living, it makes a lot of since to go to school here.  After all, you’re paying almost $50k per year for your child to go to school here, so you better look to save somewhere!

Do you know parents who have decided to invest rather than rent or pay dorm fees?  Don’t hesitate to provide your feedback below.

North Carolina Selected as the Nation’s Top Business Climate

North Carolina has been selected as having the best climate for business for 2010 by Site Selection Magazine. North Carolina has dominated the annual selection

for the last ten years, winning six years in a row and 9 out of the last 10 (reminds me of the same domination in NCAA Basketball!).

The rankings are based 50% on state performance and 50% by a survey of corporate site hunters. The article lists several strengths of NC including higher-education resources; work-force training initiatives; moderate climate; and transportation infrastructure (Do you hear that NC DOT? Winston Salem needs the Northern Beltway to help NC…sooner than later!). The magazine also stated the proactive business recruiting by the governor.

Recession Ends in NC in 2010 According to Economist

A University of North Carolina at Charlotte economist forecasts that the recession will end in NC during 2010.  Economist, John Connaughton, is a professor at the Belk College of Business at UNC Charlotte.  He says that 7 of 11 economic sectors are set to rise this year in NC.  Real Estate is one of the sectors with projected growth of 5.2%.  That’s good news for sellers who have had to weather one of the worst real estate markets in history.  Even though the housing market in the Triad area has not been hit hard, there has been a decline for the last three years.

Winston Salem Housing Market Slowly Rebounding

The Winston Salem Journal published an article earlier this week that shows the local real estate market in Forsyth County is making some progress. Home sales were down in December from November, but they were up 5% from December of last year. Prices were slightly up from Exit Realty SoldNovember at $162,645, however a bit lower than $163,688 of December last year. The local board of Realtors (Winston Salem Regional Association of Realtors – WSRAR) is pleased with this progress locally based on many markets around the country showing a decline. With prices increasing it means inventories are going down.   So if you have been thinking about selling, but were unsure if the time is right, give me a call and request our free Market Timing Analysis for sellers.  You could be risking losing money if you continue to wait for prices to keep going up due to other factors that can affect a seller’s net.
